ONCE UPON A TIME....
Like most journeyman carpenters Doug worked his way through the trenchers as a laborer in 1988 ; then up the ladder to a journeyman carpenter in 1991. Doug says , " There are many attributes a journeyman carpenter must master. To me, if someone calls themself a journeyman level carpenter; that person must be able to frame a a staircase and cut a roof ".
Doug obtained his General Contractor license in 1993 ( CSLB# 680433) and started his own business.

You should be prepared to ask questions of the contractors you are interviewing. It is certain that you will learn something from how well they answer them... or from how well they don't.
Checking references is one of the easiest and most effective ways to evaluate contractors and separate the wheat from the chaff. Have several questions or concerns ready to ask which might provide valuable insights.
Make sure your licensed contractor complies with all state laws and industry-standard performance and business practices. Verify the license is active. Request a copy of the Certificate of Insurance for the General Contractor as well as all Sub-Contractors that are going to be used at the job-site.

Doug and his team did a great job with our home remodel!
The project really snowballed from the original scope, but Doug reigned us
in a few times.He always seemed to be looking after the bottom line to often warned of decisions that would create cost overruns. His rates were generally
the lowest with only a few exceptions. On a personal note, my wife got along great with Doug, I had a few issues, but largely of my own making. The project was large and complex, and I brought in a lot of unique ideas. Some I really had to push for, and others that just were not practical- at least that's what he said. Well, after everything is said and done, I think he was probably right. The main project was a new kitchen. In addition, we moved the laundry to the garage, the HVAC into the attic, and added a hallway to the garage. To make all that happen we had to tear down two walls in the kitchen, move an existing bedroom wall for the hallway, and relocate the closets in the bedroom. We added matching hardwood flooring to the new areas and refinished and stained all the flooring in the house. We also re-stuccoed the whole exterior and painted both the exterior and interior. The project did not go without some problems. We had multiple delays in getting the plans, one inspection went wrong, a couple of logistical delays, termite damage on some of the exterior, uneven flooring that needed to be leveled, a few problems with the electrical, and a leak in the roof that added the need for a new roof. A couple of the problems were due to Doug's sub-contractors which Doug took appropriate ownership of. The unexpected issues were also dealt with well. I don't know anyone who didn't have a problem with something in their home improvement project, I'm glad that I had to deal with Doug rather than some of the other contractors that I have heard about. One last thing... his crew were all nice and did a great job cleaning up. We lived in the house throughout the remodel- not easy an easy thing- and it was nice that his workers didn't leave a bigger mess than was necessary.

If you choose to live in your home during construction, we will try to disturb you as little as possible.
Article II
If you choose not to live in your home during construction, we will treat it with respect and care, and make every effort to keep it safe and secure.
Article III
I will not destroy your existing home in the process of remodeling or building you a new one.
Article IV
You will always feel comfortable with our crew. They will not swear, or smoke; they will not spit or relieve themselves in your bushes. They will not eat on your property if you do not wish them to.
Article V
Your job site will be cleaned up every day before you return home.
Article VI
You will see regular and noticeable progress. I will visit your site at least once a day, and our lead foreman will see to it that every night things are buttoned up and nailed down tight.

I will attempt to build with quality and craftsmanship that is above what you expect. Every facet of your project will be performed
as though we were working on our own home.

I will help you as much as I can with all city plan checks and approvals, building requirements and inspectors, many of whom I deal with regularly.

Delays or misunderstandings can sometimes arise during a project when the homeowner is not clear on what their own role is. In order to minimize unexpected costs and to help make your project go as smoothly as possible, we ask that you read and understand the following...
Please keep in mind, the bid we give you is based upon the plans you have provided. We cannot be responsible for additional charges or costs associated with planning department requirements, structural engineering, or other unforeseen costs such as hidden dry rot, termite damage, asbestos removal, etc.
We will always do our very best to keep things safe in the work area, but cannot be responsible for the sudden appearance of pets, children or other unexpected visitors during work hours. We are professionals and know what we're doing, but the work area is not a playground.
If you are living in your home during construction, please do not enter the work area unless the foreman deems it safe or asks you to inspect or make decisions on work in progress. At the end of each workday you may enter and inspect whatever you wish, provided you are careful.
Our sole responsibility is to complete the work out lined in the contract we have both signed. We are not obligated to perform any work not addressed in that document. Should we break or damage something we will repair or replace it with like kind. But we are not responsible to repair or replace items or fixtures we did not install, repair or affect in any way
During the course of construction there will be literally dozens of decisions you will have to make regarding materials, colors, quality and other concerns. Some items, including tile, doors, windows, etc., may have long lead times - six to eight weeks or more. If an item is not available when needed, work stops. So, whether we are purchasing the item, or you are, please make these decisions as soon as possible.
For both your own protection and to follow sound business practice, it is our policy to use the draws we collect from you to pay subcontractors, materials suppliers, as well as ongoing operating costs of our company. Paying these amounts as agreed will allow us to move smoothly through your project and complete things as planned.
